You could also go north to Denton, where you have a two college town with all the entertainment/culture you would expect from a city with two universities.

This has been an amazing trip to see the history of this area in person through culture, temples , pyramids etc.

Even if you don't plan on self managing, it's going to be much easier to see properties, get a feel for the housing culture at Marshall, etc.

All over GA (around Atlanta specifically) you have a very diverse market and a broad scope of property values, culture, and growth rates.

It's become part of the culture because of the way rent control is and how the housing shortage has affected everyone over a long period of time.

I am at the beginning of my search looking for good areas to purchase 1 to 2 short-term rentals in up-and-coming areas of Philadelphia...a plus for properties in need of major renovations, and ones close to African American cultural attractions. 

Alternatively you can work to build good rapport with the tenants (or hire a PM that does) and work to create a culture there that respects that parties are not allowed.
