You can get the DIY version here http://www.pscleanair.org/library/Documents/asb-popcorn.pdfIf it is not, a simple water/soap mix spray on the ceiling making sure it gets good and wet, the popcorn material will soak up a lot, you want it wet, then just scrap with a putty knife.

Perhaps ask HOA board members about the likelihood that their rent policies could change in the future, and the likelihood that they could ban renting in the future...man, now that I say it, that sounds like a lot of work on the due diligence side...it also seems like something that could easily go wrong (for instance, an HOA board member tells you "we'll always allow you to rent", you buy the property, and 6 months later you discover that that HOA board member was on their last term, has now left, and the rest of the HOA is comprised of folks who want to ban renting)...it may be easier just to buy a normal SFH....but, as others have mentioned, the decision ultimately comes down to numbers and risk vs. reward...for instance, if this condo would cashflow $2k/month, require minimal effort to manage, and had tons of the benefits, then maybe it would be worth taking the risk of the HOA issues...As usual, it all comes down to risk vs. reward.Good luck out there!

I just received bids back from the state of Alabama for three parcels that are part of a salvage storage yard/business  It is comprised of 6 total parcels, 2 of which contains the main building and the remaining 4 are the storage yard.

So my coffee station is supplied with a crystal sugar bowl, my soap dishes are lead crystal, my mis-matched wine glasses are awesome, a  crystal dish holds popurri in the bedroom.

Another thing we did to help systematize was to set up automatic Amazon deliveries once every three months with everything we need to resupply our STRs (TP, paper towels, K-cups, air fresheners, soap, shampoo, ect..).

What I do now and just did last week on my 4 unit is take a little dawn soap (emulsifying agent) and warm water and scrub the wall first (see picture).
