To my understanding the law states here that you either have to have an ownership interest in the property or you have to have a RE brokers license to collect and enforce a lease.Collecting rent and enforcing a least for Properties in an LLC:1.

I would never do that / why not broker the loan and collect a fee upfront.This is also super sketchy as no legitimate hard money lender would lend to someone who is going to lend the $ and not own the property

Typically over 5+ units 25% down is optimal but 20% is possible..I don't think I'd recommend a property management company for your search, likely a multi family focused investor RE broker and strong nationwide lender.

Once you do that, I would get referrals to good brokers/property managers in the area to get their expert opinions from their numerous years in the area.
