I do plan to clean it up good as I would with any other renter, TSP on the walls and Killz primer, but if it still lingers with smoke smell I won't worry about it. 

The way you wrote it comes from a side of greed, not sure IF I'm the only one that smells this.

22% true net returns if factoring in maintenance and vacancy smells like super low income which is why Detroit would be perfect for this type of figures.

And, if something smells fishy it probably is. 

The second complaint is that there are dogs barking in the back yard and that the neighbors are complaining of the smell of poop.

Any suggestions on removing the skunk smell? 

I have no reason to believe there was any foul play involved - but really I am in the dark about exactly what happened (I reached out to the detective and gave my contact info, but since its an ongoing investigation, they can't tell me anything).  

BTW a bunch of new 12 month leases smells of sellers relatives getting protected from rent increases...
