The property was referred to me by a property scout in the city.I had one of my partners there go take pics and do a walkthrough of all 3 of the buildingsthen I ran my numbers, did some property and market research and then shot my offer to the owner.He accepted with even countering, lol.

A broker that I had never met before shot me an email with the deal after seeing some of our social media content. 

This includes MY RENTAL being shot up last week. 

Just want you to know it’s doable and don’t listen to negative people who take shots at your real estate endeavor.

I would also require the pet to be licensed and have the necessary rabies shot.

Tough area to try and buy and get a decent ROI for sure, value add or a wholesale deal may be your only shot!

IMO: If you want to build a reputation as a wholesaler who doesn't know their numbers then sure, give it a shot.  

Probably a long shot, but if that's the number that works then that's all that can be offered.

It does seem pricey but i'm willing to give them a shot.

I am confident I can walk down any street in Columbus without getting shot as long as I am not trying to rip off drug dealers.
