You can still find good deals in Midtown however, it depends on your overall strategy, risk appetite, holding period etc. 

Most licensing laws are only in existence because big players in an industry get together and bribe  lobby their politicians to help suppress their competition through the use of the government's monopoly on force.

Depending on your appetite for risk or how throughly you went through the home during your tour, in a multiple offer scenario, the less (or none) the better.

Again, it all depends on your personal risk appetite.

., I would concur with @Matt Lefebvre, this one looks really thin.However, it all depends on your investment criteria and your risk/labor appetite.  

Each one of them has their own appetite.  

The thorough investor has an appetite for both, and in most cases, will use leverage to diversify across these two strategies.

Not sure what kind of property you're looking at or what their appetite would be for it, but they did a great job for us.
