Hey @Damian Williams, wholesaling is pretty simple from an overview stand point (find a great deal from a motivated seller, get it on contract, find a cash buyer to flip the contract to).

I was able to get a motivated seller deal, but the seller is basically looking for cash buyers only.

Seller seems very motivated per discussion and is willing to just walk away from the property and let the bank foreclose.

SO most you will approach will not be particularly motivated.

Lots of options as to how to make that happen but they really depend on his circumstances and motivation so I won't go into all of them here.
