I know lenders (and have used them) in Colorado Springs that are offering 90% LTV HELOCs on investment properties and 95% LTV refinances on primary residences.

Unfortunately my credit took a huge hit because I co-signed for someone’s vehicle and got burned with them missing 8 payments.

If the deal turns out to be a loser, you could have one co-bene refusing to sell, tying up the deal in a lawsuit to force a sale.  

Add your fee to the DP/PP , OR simply breck it out on the HUD, , the title co will pay you 

Uses that also target the business incubator residents/visitors and remote workers might work, e.g. many years ago I'd thought about doing a sort of subscription-based co-working space - something of that sort may do well initially, but may be much more successful in about 5 years as the area continues to redevelop.Current resident population within 1/2-mile is lower-income.

No plumbing inspector should be pointing out non-plumbing things unless he is also the CO inspector which is unlikely.

Right now we have rentals in Texas, Colorado, and Washington.
