Have the furnace, A/C, water heater etc all on a schedule to have inspected and serviced.

There are at least two companies that offer this service via their websites: KBKG and DIYCostSeg.

In a nutshell it is a cash flow industry with high yield (6% to 11% net pretax) affordable at USD$30K to $70K on average, and most importantly services are transparent.

You're treading in RESPA-infested waters there and these are federal, not state regulations.Referral fees for ANY closing services on residential loans are strictly prohibited under RESPA regulations. 

Regarding the partnerships with rental places, have you thought of or tried any type of concierge service? 

If so, new service to the building would more than likely be required independent of the existing domestic water line.

And that's a bummer, since they cost as much as many of those other services.

The main qualification is the debt service ratio and what the lender considers the minimum they will accept.
