The realtor that showed me the property only found two properties, one with less square footage than the subject property and the other with different characteristics (the subject property is a 3/2 and the other comparable was a 3/1 with a 10% overage on square footage.

If you tell me it'll be worth 150k, you may be getting nobody telling you its a good deal.To me, I always try to look at the balance of both the rental income it will generate, the LTV I'm getting in at - which also tells me equity capture, and the property characteristics itself.

Typically HELOC's on primary residences have the below characteristics: - .50 to 2.50% fixed margin + Prime rate which is 3.25% currently for primary residence (more for business or investment properties) - Max rate 18% - depends on your laws in your state but in CA its typically max 18% - variable/adjustable month to month so its not like ARM's which adjust semi annually or annually these adjust month to month or whenever Prime adjusts.
