It may give you a bad taste for Memphis and out of state investing, but as a whole there are a lot of great people to work with here.

IMO, that one's a little close to the house for my tastes, but will probably not ever be a problem, or if it is it'll be a long time form now.

Short answer is complexity, supply chain, and consumer tastes.

Agreed above, at least you tenant is somewhat tasteful. 

Just like spec & model homes we do add them except the fridge as so many have specific tastes but we do add the recessed water feeds in the wall.

It all comes down to personal taste though!
