Hey Bigger Pockets,I'm from the Chicago area, but as I should be leaving in the near future I have not pulled the trigger on any properties.

There is no formula you should use, but before you pull the trigger on a purchase, you should do all your due diligence to determine the ARV. 

We're a little fearful of pulling the trigger until we know more, but I had an idea that might ease us into the rental game.The idea that came to me recently involves my in-laws.

These (in our area) are trigger words.

I have my eye on one but don't feel comfortable pulling the trigger just yet.My investment goals:- Have enough cash flow from rentals to work on my own terms, and not report to an office for 40 hours a week.- Provide an excellent education for my young daughter.- Establish a mastermind group in Hampton Roads with other beginning investors to share ideas.- Donate 10% of my investment proceeds to educating young people about computers and technology (I really want to get Raspberry Pi computers in local schools).I look forward to hearing from you all!  

I am in the process of getting all of the documentation together currently to get preapproved and am looking to pull the trigger on my first home this summer.

I'd start studying up on the market and values before pulling the trigger, but that's just me.

Hi All,  Curious if anybody can check my numbers....need some confidence before I pull the trigger....House fell into my lap....305k, Denver area, Centennial Co.  1\4 Acre, 4 br, 2 bath, needs total cosmetic rehab...some landscaping, maybe a new driveway.
