It now has the feel of an up and coming trendy beach community (which is great for investors and I appreciate elsewhere but would prefer the old OB).Beach property is so finite.

The big thing you will have to decide is whether you want to buy in an A class neighborhood, or if you want to buy in a B or C class neighborhood where you get more cash flow but its not as trendy. 

I have read many people who have certain spreads that they look for and I am noticing more trends as I submit offers and one trend is with my buy to list spread.

I think the trend is for any and everybody to become involved in real estate. and investors are just over paying the banks for these properties, they throw a little money into it like a new kitchen and bathroom and then a first time home buyer is willing to pay any amount for it.

In a trendy/up and coming neighborhood. 

Denver is definitely exploding right now and I'm looking to capitalize off my properties that are in the neighborhoods that are trendy right now and get some in the up-and-coming neighborhoods that are very rentable with little fix up cost.

I'm looking at a triplex in the trendy NW Portland alphabet district with great rents and sought after location.
