Hey @Joseph Campbell I have extensive knowledge of the Daytona Beach market as well as the Brevard County market that @James Stansberry mentioned.First, I would echo that Daytona Beach is in a fairly bad place at the moment, especially if you're referring to beachside.

Like a lot of new investors you are probably feeling pressure to acquire real estate which can unfortunately lead to bad investment decisions.

As bad as that sounds, the other side is you have people selling things like STRs are recession proof.

I have seen too many partnerships end badly.

I feel bad telling my RE agent that I will negotiate directly with the listing agent now after all she's communicated with the listing agent already.

Looking to purchase one and struggling with the right calculators to determine the real metrics.As I understand it (recently looked at buying a former bnb) you need to treat it like any other STR with your extra costs such as food, etc  baked in to the expenses.

You want to make sure your operating agreement addresses your estate plan and how you want your membership treated when you pass.

If you brought your spouse and 2 kids with you, and you could argue all of your argue of your time on the trip was looking at real estate, and your personal business and activity circumstance defends being able to immediately deduct it and not treat it as a start up cost... likely 75% of much of the travel costs (airfare, food, etc) would be non-deductible. 

I end up having maybe slightly more involvement than I might have had with the PMs but honestly the PMs were so bad I was having more involvement constantly dealing with their BS. 

Is that a bad idea?
