Self managing will do two things - 1) eliminate the 20% PM expense and 2) it could get you a better ADR and hence more revenue, because the PMs show their motivation by driving foot traffic and not optimizing the overall revenue, and I don't have any first hand bad experiences, just by talking to people and some PM's I have this idea.
