In some markets, it will increase value of the home, but in higher cost areas of CA, it will reduce foot traffic whenever you put on the market due to its classification.

Self managing will do two things - 1) eliminate the 20% PM expense and 2) it could get you a better ADR and hence more revenue, because the PMs show their motivation by driving foot traffic and not optimizing the overall revenue, and I don't have any first hand bad experiences, just by talking to people and some PM's I have this idea.

And driving to Las Vegas can be nice, but the traffic there sucks compared to here, so most of us want out as fast as we get there.

Seems to be a sparsely replied to topic based on some older threads but maybe the publishing of this most recent article will drum up some traffic.

Seattle has very complex traffic poblems, so people try to find the least troublesome route to work.
