Imagine acquiring 10 of those over 5 years.Atlanta is a higher end market, so expect deals out there to require every bit of 60k - 80k in liquidity between downpayment, holding costs, and closing costs. 

This requires you to work backwards from expected gross rents to the price to offer.Yes, you may have to make 10, 30, maybe even 100 offers to get one accepted.

It's only nerve-wracking if the host hasn't set clear expectations; I communicate to guests on the front-end before they ever book what, how and when they will receive information from me.

It all will come down to the financials on these deals, and with a larger mortgage, expect less cash flow, so if I were your agent, I'd be focusing on making sure you have an income cushion but giving a broader focus on appreciation.
