Whereas, when I swap out a broken light switch at a rental house, I think I get a good return on my time going there and putting in a new $2 switch as opposed to having to hire an electrician or handyman and paying $75 and hoping they are honest about the repair they had to do.

Keep the same layout/location for the sink and stove to save some costs.If you want to go cheap, you could paint out the cabinets and walls, swap out the countertops and backsplash, and tossin new appliances, but this would likely stick out as a "lipstick on a pig" type job so I'd advise against.
