This would be a valuable tool/service, but I think it would be more beneficial as a subscription.

We use AppFolio as our management platform and we have an AI chatbot (called Lisa) as part of our subscription and although she has limitations she has been a game-changer for us in lead response and scheduling showings and post-showing follow-up.

With subscriptions running as low as $50 per month, the information about future trends and how to profit from them will no longer be limited in the hands of those with bigger pockets (pun intended).

There is also Reonomy which is a subscription based commercial properties data base search tool.

I understand that lenders don't love the subscription model and financing isn't available at quite as attractive as other NNN properties? 

Bookkeeping software, any service/subscription fees, i.e. if cozy charges a fee to use their service.Business filing fees, if you use an LLC.  

I am currently going to college, and don't have a ton of money to be spending on subscriptions.

You can use Quickbooks for personal finance, but you would have to have another Quickbooks subscription.

Amongst the GP team there can be discussions and confirming emails about how the GP compensation is structured but that is never formalized until all the syndication docs - the PPM the Operating Agreement and the Subscription Agreement is prepared.
