@Richard Smith Knowing a little about the local market I would say two things.1) Look more in the direction of PG county or possibly AA county or even the Baltimore area if that is not too far out.2) Get better at finding deals.There are a lot of members here from the DMV area.

At the 50k mark I would say you certainly have enough to fund flips in SE DC, PG county, parts of Montgomery, Frederick, etc (assuming you are using a private lender or hard money for financing).

@Anna Fuchs I would be ok with it, because I know that HUD used the 2+1 rule, meaning 5 for a 2 bedroom (doesn't matter the makeup of the family) Sounds like s lot, but with them not there all the time.

Just keep in mind, most banks will want a PG regardless of your LLC so its difficult to get around that.
