I wish you would just trust me on this, but I'll share a couple of errors I made.1) Operation shut down.  

When you use hard money, there is no room for error, mistakes, delays, market hickups, etc.

It also gives you more margin for error, which will be a big deal on your first one.

I believe my main error was I was hung up on this great rate of 2.99% and you guys made me realize that giving that up and going to 4.99% isn't the end of the world because I'm going to take that equity and make much much more than 4.99%. 

Professionally I am a therapist, but my interest for that field has faded long ago and now I am ready invest my time into my passion and interest in real estate.I have a lot of great information regarding real estate investing and I would love to hear some recommendations on where some one should start or shouldn't start, based on your own experiences or just from trial and error. 

The closing took place with both my seller and buyer in the same room (rookie mistake).  10- The title passed through me, straight to my buyer since my contract was assignable. 

As of now, I do not know what is a good deal or how to calculate repairs or ARV but i believe it will come in time.Through trial and error, i notice what is working and what is not.

Frankly, this is a rookie mistake that shouldn't have occurred had you done some research.
