Correspondingly, if the rates fell a little, I would expect it to result in more properties getting listed but the increased availability will throttle price increases corresponding to the rate decline.basically I expect RE prices to perform in the rate decline similar to how it behaved with the rate increase (i.e. not much price change).

I also have underwritten in 15% vacancy, ~$200 over for utilities, and $300 for property management which COULD be removed if profits fell as we have a live in partner doing that (gains equity year over year at 1.5% each year capped).

I still purchased STR this year though, in the height of the market, but I only purchase where it's a recession-proof, the price now already appreciates again.Today, dec 2022, I've seen a lot of blood in the street, especially in suburb Single Family house that was affected unnecessarily due to rate hikes, as the price fell to the 2020 level, it's buying opportunity, wait for 3 4 years before selling it in 2026 could make easy 100k capital gain.

They do not want to do the Subject To and are sticking with their high asking price (a previous deal fell through because the buyer could not sell their own house) the other agent said the house appraised close to asking when the other buyer was doing their inspection etc.So the owner wants to wait to get their price and says if they cannot get their price they will just rent it out.
