I have got in contact with lenders that offer 80-90% LTC, what are other ways of financing the out-of-pocket LTC without using my own money?

@Jeremy Altdorfer The only possibility is some sort of "Private lender"  (friends, famly or associates.

So, if you are using a Private Loan as your first lien...then you would need to ask that lender.  

The overwhelming opinion on the forums is to open up private offerings to everyone and I get criticized when I suggest otherwise.

Hi i own commercial building with 6 1-bed and three retail stores in it and 2 1bed houses and sfh so im interested in networking in Des monies or ames or anywhere within 50 miles of Boone also looking to start group this fall in my area to find private lenders and investors in my market and community.

If not then you need to use financing like hard money or private money. 

If not, could you find a private lender to bridge this in exchange for both 1st position on the condo and 2nd position on the new commercial property?
