I want to ask ya'll seasoned investors if you were starting out today where would you start investing with all the experience and knowledge you have now?

Experience: Beginner in real estate investingGoals: My primary goal is to learn more about real estate investing opportunities. 

As you get more experience, scaling up to larger properties will open up even more opportunities.

Here is my experience, I once sent out 5,000 beautifully designed, professionally printed post cards and got zero calls.

I’ve had a great experience with Brian Hartsell at key properties for my vegas properties. 

I’m more a fan of Boone rather than Asheville (in NC speak) - the smaller, more authentic mountain experience rather than the touristy mountain regions.

I have legal background, billing, office and executive assistant type experience, and now many years of marketing experience as well.

Shortly after, I noticed another listing using my property photos but with different rent prices.

In your experience, do you find that it's possible to cashflow or at least break even with these properties and today's prices/rates?
