I recommend you personally talk with each of your tenants and ask if this has been happening.

Personal residence that has a 2,000 sft office, kitchen and lounge area ( for entertaining vendors, clients and prosepects).

Have that person post the notice and as Nathan said, let the tenant know that you will be doing an inspection and the date and time.  

I know for me personally and these were not low value assets..

My goal is to add verbiage within the lease that will decrease any tiffs between tenants for the common spaces and how to set expectations and promote group effort with cleaning the common areas/shoveling snow/personal dishes/shared fridge/laundry/having guests and so forth. 

We aren't even implementing what we learned because we are too busy dealing with a personal issue and haven't been able to travel much for the last couple of years.

In my developments, I went to everyone I could in the area and got the most RELIABLE (not cheapest) person in order to make my numbers work the best. 

Watch out for the name Eric Lee as well as the company Sowae Corp and be careful not to do business with him or provide your personal information. 

If it is for liability protection, keep in mind to actually limit your liability means that any loans and insurance for the property need to properly be in the name of the LLC and not your personally.
