I did pretty much all the work myself and did kitchen cabinets repainting and added finishes, added subway tiles to the front wall and back splash, added laminate through out the house, painted, and fixed up the yard and cleaned the privacy fence and painted the outside trim of the house and so on.

I also provide picnic table which is much appreciated by the tenants and cost $150.Privacy fences are good too.Inside again it depending on the condition, fresh paint, new light fitting, granite top banchtop @ $600 and paint the kitchen cabinets adds great value.

(house only had one bedroom total before, on second floor)-painted entire house/ kitchen cabinetsWe hope to have the new appraisal of this house at $156,000 or above, based on the principal of our HELOC will be at $125,000 in April of 2019 which will be one year after the closing an will give us 20% equity in the property.

From what i understand it will need a full gut, new electrical, new plumbing to replace copper pipes missing, new drywall since electrical and plumbing needs replaced, along with probably new flooring throughout, paint, kitchen cabinets, bathroom vanity and tile...
