In other words, they are choosing to build equity into as many properties simultaneously at once, instead of all cash's strategy of building it in one property at a time as quickly as possible to minimize interested paid overall.I'm sure both strategies have pros and cons, but what all cash is probably saying is that if your not going to pay the mortgage down ASAP, then you better be using that money (that your essentially borrowing from the bank every day that goes buy) in a way thats even more beneficial to you than it would be to avoid the interest payment on it.

It's fairly easy to make 12% in a good growth mutual fund and yet I see a lot of people working very hard on their rentals and they can't tell me what their rate of return is.

Well the bottom line being that if you are giving advice to someone, you should take the effort to understand if the advice is actually beneficial or detrimental to the person you are giving it to with reference to their experience level.Morgan, the original poster that I oriented my remarks to, is a new investor.

The more customization that is in a house, the more specific of a buyer you will need to find.Now I think staging a house is beneficial and maybe offering the furniture as an option.
