For what it's worth, my current job has a very high barrier to entry in terms of experience/licensing so I can get hired tomorrow and make the same money if I ever needed to come back.

I do have my Real Estate License in non-working status as I do not have a brokerage assigned to it and I am in the Los Angeles area.

I am currently taking a course for a real estate license ( I know, different and not really necessary for real estate investing) for the sole purpose of commitment and telling myself that if i sign up for it, I am obligated to learn it, take in as much information as possible, and make a career for myself.

The building is located in Berwyn, IL... just outside "Chicago Proper" where STR licensing isn't required.

I am a licensed Realtor in the beautiful Pacific Northwest, more specifically in NW Washington.

That's why we have Real Estate licenses.

2 years ago, I decided I wanted to get into house flipping, so I got my RE license last Jan.

There are a lot of licensed contractors that do half-*** work, I dont want my tenants fixing my house with those contractors. 

I have decided i'm not going to be pursuing college, only will be pursuing a real estate license.

This ordeal has shed light on the risks associated with relying solely on fintech apps, particularly those that operate without a banking license and depend on third-party banks for processing.
