or you can jump on Pace Morby's free facebook and talk to all those folks who swear they do this .. but it is the blind leading the blind not sure how much actually happens..Also your a prime target for fake lenders IE scammers and Crooks who will tell you they can do it your all approved we just need 500.0o or 1000.00 up front to get to the next level. you pay it they try to bleed you for as much as they can and then ghost you and your out your money.

Not sure your area that you're investing in, but the perfect BRRRR are kind of hard to come by now in the recent years.. so have the expectations to leave some type of money in the deal..Big thing that I've ran into and I've seen other investors run into is running out of money doing the BRRRR.. as some or most times you have to leave a bit of money in the deal, folks usually run out of cash to continue to do deals.. especially in the recent years..But good news is.. as you're holding and cashflowing on the deals, there is always opportunity to recapture the equity, not to mention tax benefits etc..I also see some pitfalls in investors getting desparate for deals, so they get lenient on their number etc.. as they do i see some get backwards on some deals...

So it seems to me that folks are probably happy to sit on the money making machines rather than sell.

The folks on this forum want to help others, but there is also a basic level of accountability that investors should have as well.

These forums are even more powerful because you'll connect with folks who are learning about and/or implementing the same things mentioned on the podcast.3 suggestions:1.

A lot of folks just divide their annual rental income by 2 to ballpark NOI.
