I know New York City is a horrible place to BURRR because of the high cost of everything.

It works fine for some, but it was a horrible mistake for me and I won't be doing it again.Tread cautiously. 

Intentionally killing the deal would make them look horrible to the REO seller and may get them fired.

It was an excellent learning experience.The house was in pretty rough shape all around, but the smell from decades of smoke and dog urine were horrible.  

What sites/methods would you guys use or do you think are best to just analyze an area and see if it is has a horrible crime rate and or gang war zone / gangland ?

The bathrooms were in horrible, unusable condition in the first place (which I suspect is often the case in many flips?) 

There is really very little expense on my end, so although some may say 0.8% is horrible, I will challenge them to consider how much effort they put into 2% properties.

And no idea how much animal life has been lost, but it's got to be horrible. 

BTW...driving 100 miles to supervise a paint job sounds like a horrible use of your time and talent....get a new contractor on your team and you will feel a million times better, trust me.Good luck!
