I have a good PM Co that does me right, and they asked me to put them on my policy as additional insured.

I like the other recommendations, give them a seller financing offer that is their asking and a good interest rate with terms that make sense for you, and offer what the bank will let you offer.

Good cost basis on the land and a strong ground game to complete.

We can debate if that's a bad thing or a good thing, but it just is a thing now.
