I have also noticed that if you ask the average citizen here most have never thought about real estate as an investment vehicle or even as an investment category and it is mostly foreign investors that are implanting the idea of viewing real estate as an investment vehicle and as a way to create wealth and reach financial freedom.

Hi Paul,More paperwork and tax situation will be more complex if you form the LLC in VA or Delaware, but then collect revenue from a source within the District, as it would be considered a "foreign entity" which also needs to be registered with the city.

You will end up spending the same amount if you seek the service from a reputable attorney/CPA.You will also need an LLC in every state that you own property in unless you plan on registering as a foreign entity and you will still end up spending about the same amount.
