I would use Zillow rentals not Zestimate and CL - if you're watching your markets every day - you know what's going rents for what finishes and amenities.Zestimate are counting rents by zip and beds/bath.Doesn't count garage or other important features......so I'm only using real listings on CL, Zillow and MLS

Many people asked me should they become a realtor.. my short answer was it will be much easier if you have an existing large network "100 plus professionals" or willing to work your way up prospecting everyday.. cold calling, door knocking or paying for lead generation tools online..

I'd recommend getting in the routine of analyzing properties EVERY day.
