Best Methods to Find Market Rent in an Area?

Currently I just use craigslist and hotpads.com to get an idea of the market rate rent is in an area. What are some other resources or tools that you can use to find out more information?

I would use Zillow rentals not Zestimate and CL - if you're watching your markets every day - you know what's going rents for what finishes and amenities.

Zestimate are counting rents by zip and beds/bath.

Doesn't count garage or other important features......so I'm only using real listings on CL, Zillow and MLS
