Otherwise, you'll eventually run out of money trying to invest only in the Bay Area (FYI: I live in Berkeley and also own rental properties throughout the bay).If your goal is growth/appreciation, make sure you focus on timing your acquisitions with real estate market cycles so you're only buying at or near the bottom and you're adding signicant value by rehabbing.

I am not against AirBnB but I am also not convinced the hotel industry won't eventually win out and make it much harder to do.

Be patient and in2 years you will have enough equity in those properties to allow you the opportunity  to add some more units to your  portfolio and on the road to eventual financial independence.Feel free to reach out should you need any assistance.

Eventually if your investments take off and you begin to build a larger portfolio you can always begin to phase out the commission work as you get busier with your investments.Best of luck.

What happens is the county will eventually foreclose and then auction off the property.

There is a good chance they will eventually pay up and that will include all your court costs as well as rent, penalties and damages.These tenants are defiantly worth perusing.
