I'm now running into the issue of insurance.

We are having issues with one of the tenants.

The issue I have and would like to hopefully get some advice on is the below:In real estate specific tax strategies - it is my understanding that I would be able to generate significant “losses” through the use of bonus depreciation and other strategies. 

Does it have to come from an Attorney or is that simply the best way to ensure Notice was given and to minimize issues if Foreclosure is necessary? 

Is there an issue with getting set up with one or more of the credit bureaus and starting to report on our borrowers?

In those two specific states there is just a ton of build-able lots especially SWF so you dont have a supply issue like other areas of the country that are supply constrained and therefore prices are holding or even rising a tad.

What you should expect is what area you choose to buy in, having to deal with the issues that come with that class of property.

If you are having trouble finding a resident, there is another issue.

Speak to an advisor as I am not one but I believe Your cost basis is going to be an issue when you sellLet’s say you assume the loan today for $120k and in ten years you sell it for $500k.
