In your opinion, and from what you see on the ground, are there still opportunities there in multi-family acquisitions?

I’m not opposed to putting more down to increase cash flow also (COC return suffers of course and there’s an opportunity cost to having that trapped equity but it can make sense in certain scenarios). 

Rent by the room gives you the opportunity to get more renters to cover the mortgage, making it easier to stabilize the asset.

Besides buying turn-key properties with all cash (from the likes of REI etc), are there any other passive RE investment opportunities that will fit this criteria ?  

If it’s worked out well so far being a landlord and you see opportunities to raise rents then holding on to the property might make sense.
