Maybe a different color for the window trim.  

Are they expecting full color brochures, Do they expect me to do up a full presentation, are they looking for me to give advice on staging and recommend my handyman out for some cheap adjustments?

Use a funky colors envelope and good stock paper.

In the United States people like to go out and do things for activities.Right now as we speak Macy's that are going dark and instantly being replaced by entertainment type complexes among many other tenant types.The key is not whether you have an empty space but where is it located and is the dirt valuable?

The main floor has 5 inch oak stained dark, there is a front and back staircase going to the upstairs which is currently carpet.

What color and material do you guys like to paint your interior and exterior with, in order to make stains appear less prominent?

I went to Carnegie Mellon in Pittsburgh for school - my undergrad education is in Architecture so I have all the tools at my disposal to design value-add spaces and as a bonus I'm pretty good at coloring in between the lines.

I even had cute and colorful bandit signs drawn by my daughter.
