I don't think 95% fail, I think a vast majority of that don't try.  

Before the income subject to UBIT is calculated you can depreciate and deduct expenses and losses on that portion of the income so generally it's not as bad as people think. 

I cannot specifically think of any issue at all but occasionally we have had complaints about something clearly listed and when we point them to it the complaining usually stops. 

I think chatting with hosts is the BEST way to get sound and clear cut data (given they keep P/Ls, etc.) because I know I've heard from some folks rumor the idea that Airdna skews data a little bit to make numbers look better than actuality to encourage folks to invest in the area & use their platform to see data.

Since the repairs were two owners ago, I would think the town may be a little more lenient with you.With the new kitchen and bathroom, were they existing and just got renovated or were they added on?

Think about where this country was 200 years ago and compare it to now.

I think the engineering issues on them have been resolved.I've used a number of different brands (lower price point) and haven't had issues with any of them.
