I believe there was a PA court decision several years ago that now prohibits the "first, last and security deposit" approach.

While it would impact some business plans more than others,  its probably possible to function with 5-10% a year rent increases allowed and vacancy decontrol,   but if we get the more extreme variety like what the far left wants  (inflation or less for increases,   no vacancy decontrol,  etc)  it will be bad.    

In other words be your functional liability insurance carrier for everything you do without exception and no exclusions?

When I'm not chatting here I'm working overtime to arrange complimentary transportation to get you to court and should you have pending business there secure lodging near the courthouse with complimentary shuttle service on any court dates!

HELOCs have a variable rate and function as a line of credit that allows draws, HELOANs are fixed rate and lump sum (very similar to a cash out refi, but it does NOT affect your existing mortgage). 

Tonight he told me I needed to quit because it’s a non smoking unit and he doesn’t want to have to pursue anything bc he would have to drive 70 miles each way to attend court.

I believe there is one in Portland, which functions as a "hotel", with 3 or 4 tiny houses on a commercial lot. 

We have a 2 bedroom house with a loft that can function as a third bedroom.  

So, I supplement it by searching the applicant out on my state's court website which is free.

Fortunately, the courts aren't crazy out here (although they're getting worse).
