She pays 50% of the bill and I include it in the rental invoice but it is not part of the Lease Agreement.She just sent me $50 for the internet payment only, If I accept it I am waiving my rights in the eviction process but If reject the payment I am complying with the law.If I reject it the internet service will be cut by Monday, I don't want to be blamed by the court for disconnecting internet, I believe internet is not considered a basic utility as water or electricityWhat should I do?

The estoppel letter may include the itemization of information required under paragraph (a), but must at a minimum include the total unpaid balance due under or secured by the mortgage on a per-day basis.Also suggest that they speak with a good real estate attorney for advice on possible results for failing to comply.

This totally sucks for me since I have a tenant that isn't complying with payments.So far, they owe me a month's worth of payment and since the tenant just got divorced and has been unemployed for several months, will be missing this month's payment as well.

It was ill defined, and put a chill into suburban communities, as they could lose HUD funding if they didn't 'comply,' although the definition of compliance was ever established.Most importantly IMO, this should allow some freedom of choice.

@Damon WongIf it is owner occupied it does not matter if it’s 1 or 1,000 loans you have- it must comply with Dodd Frank.
