Most who buy single family homes fail to even realize the true business they are in and make the mistake of continuing to chase the cash flow not realizing how inefficient of an asset class this is to operate, particularly in the lower income markets. 

You'll find them in greasy spoon diners in the morning and the gold circuit gym class.  

Thanks, Sam - I don't know if I fully subscribe to the 18 year real estate cycle, but a huge market crash is already in full swing in various CRE asset classes, including multifamily.

Are you able to tell which ones are the A class, B class, and C class properties based on how much it is being sold for and what types of public schools are available in the area?

By put in the work I mean buy a property in a class B area that needs work.

Its an interesting nugget I learned in my micro biology class several years ago; however, other areas such as Denver, CO have the similar plague battles.
