Hi,A friend has a very old, paid off derelict home on a large lot in a class A area.  

Owning multiple types of multi-family rentals (Class C and B for now), I have a good grasp of the value, in addition to just public rental data, so not really a problem for me.

Single family section 8 rentals is a zero barrier of entry asset class. 

So many people treat MTR like a unique investment class, but it is not.

I am asking about a real estate portfolio specifically, not your overall portfolio that may consists of stocks and/or bonds.Do you build your RE portfolio based on a predetermined percentage of each asset class (ex. 50% residential properties 50% passive funds)?

No way that works out.It would have to be in a higher class than that. 

Prime Oregon beach homes are a limited asset class regardless of inventory levels and there is little to no new construction development occurring. 

We are still uncertain on which asset class to choose.
