I called this guy to see if he would be interested in the property that i have under contract and he goes around my back and lies to my seller and tells him that i offered him the property for xx,xxx much.

I believe these are some of the reasons why truly experienced, good posters havent posted in a while, along with the forums being flooded with "help me find xxx even though I bring zero value in anyway shape or form" type treads.

Ian, I suggest you use the base contract and simply sayThis purchase is subject to that existing mortgage in the original amount of $xx,xxx, made on xx date of month, 2xxx, filed in book xx at page xxx in the Office of the Recorder of Deeds of anywhere, county, your state, the balance of same being credited at closing.Or similar, written on an addendum or if there is space or an appropriate line in the financing section, you can write it there.Trying to copy contracts and rewrite them is a pain with the chance of errors, just fill it in.

With the exception of a few specific words like "Bank", you can put whatever you want into your name.According to my mortgage broker, lenders don't like names like "xxx properties" and "xxx investments".
