I'm assuming (bad habit @Kristi Moore) that if you have the property under contract, you can advertise it.It's an ongoing debate whether you should have a buyer's list before getting properties under contract for wholesale, or find the deal first, then find buyers.Finding deals first: People in this camp would say if you have a great deal, the buyers will come.Buyer's first: In this camp people say it eliminates a lot of pressure when looking to get the property out of your hands quickly.

It may be a high-paying job, but the hours suck (most money is made on weekends), the conditions suck (you're sitting in a chair in a dark room for endless hours with not enough sleep), and it builds bad habits (my view of the value of a dollar is skewed for life).
