Just like there are laws saying that tenants must pay rent, there are also laws stating how landlords can not harass their tenants.If he is so upset at his tenants when they don't do as he expects that he would resort to such levels, then it would be wise for him to look into property management as this is unlikely to be a good fit for him long term. 

A while back the City of Scottsdale held a community meeting about STRs (this was before the current backlash) and I was surprised that the auditorium was filled with about 95% (very vocal and upset) haters.

I had a tenant upset because her hot water heater wasn't working. 

The second time you get that bill you just get upset with yourself for not sub-metering the first time.  

That way, if one tenant does get upset and moves out, you still have the others bringing in cash flow while you fill the vacancy. 

You never know the damage an upset tenant can make, especially if they feel they have nothing to lose.

I don’t have all the details but it was quite a scene when the police were called because the girlfriend was upset with the police and being uncooperative.

I did hear loud banging around because apparently when one of them is upset he likes to use the cabinets as a punching bag) One time their loud yelling argument spilled out onto the front yard and neighbors called the police on them.It has now been almost a month since they moved in and they still have not put the gas + electric utilities in their name (these utilities are NOT included in the lease) The ONLY fortunate thing is that they have SS income that is sufficient to pay the rent at least...This problem is obviously MY fault for not being through enough in my screening process and for allowing them to move in before getting the utilities in their name...

He got upset when I told him he couldn't have his friends over in the house, so he set up a table outside where they're all sharing food and drinking together.
