Frankly, there is a laundry list of items that make Atlantic City, and NJ as a whole, undesirable for investment but we're being very conservative.....buying for cash flow now in areas that have the greatest likelihood for appreciation. 

He rented the equipment and everything and the joke is that he was down in this huge huge huge hole and it started pouring rain and it became this big mud/death pit and he got stuck down there.

This parcel has some unique challenges that may make it undesirable. 

I mean you do not just jump into what is an obvious bad deal just like you do not intentionally jump into  mud puddle when you want to take a good swim.
