I have done a lot of BRRRs in Milwaukee and can tell you from experience there is about +/-5% in variation - same building, same finishes, same block, still different valuations, some surprisingly high, some shockingly low.

While doing this, you should be able to keep the Cap Rate at 20% or higher.There are lots of variations on this, but once you have done it a couple of times, you will find what works best for you.

You're better off buying the paint yourself and maybe find someone on craigslist to paint....tell them it's a trial project and if they do a decent job you'll have more work for them in the future.

I just started the trial quickbooks online, but it seems to me the only advantage is that is keeps your account "matched up" in real time and you can see how all the income and expenses come in and go out and match up in the end.
