They (ins co's) wanted our industry (Roofing) to come up with better-longer lasting materials, like Class 4 shingles, so they wouldn't have to pay for replacing shingled roofs so often Fine, it happened.

Hello,I am checking to see if anyone on here has gone through a similar project.We are closing an a 40,000sqft 3 story industrial building in a couple days.

A good part of me really believes I can do this, but my gut has been telling me all along that it's simply unrealistic to expect to be ready to responsibly fulfil a GP role after 6-12 months in the industry.

When you start talking larger multi family properties and commercial buildings (office, retail, industrial) then cap rates become a much bigger factor.
