I have a feeling this is one thing, whether you're nervous or not, newbies to the real estate business can struggle with this. 

It seems like you are newer like me and are struggling with what I am struggling with: finding deals.

Hey guys...we're still struggling to find a CPA we're comfortable with.  

I remember many storms where we lost power and my father struggling outside in the storm to start the gas pump to pump out the basement.

I'm in the lower westchester area(Ossining) and am really struggling to find a solid  Contractor with reasonable prices.

My goals would be to eventually attain financial independence, and not have to struggle from paycheck to paycheck, or worry constantly about where my money is going. 

If you see someone struggling to answer this question, this may be an area for you to investigateSecondly, the landlord is giving you a price on terms and hence justifying an above market ask.

I would gather as many details as you can and come back....I like the seller carryback option, so you may be able to get into a solid deal with little personal capital if you don't want to leverage bank money and struggle to get an institutional loan...or FHA loan on you next deal...which is hopefully soon. 

The rent coming in should be about double the mortgage so I'm struggling to figure out how it has become a preforeclosure and it has me worried that there may be more going on and they are just trying to sell it cheap.  

I am struggling to figure out how to deal with the Real Estate agent and if I should use "their" contract.
