Hi guys, I'm new here and to real estate I'm originally from Asheville, NC but the Army moved me to Clarksville, TN I'm looking forward to getting my first rental property and keep learning and expanding my portfolio so I can set myself up in a better position for the future so I can spend more time with family and friends and not be forced to have a W2 job for 50+ hours a week.

As a prior renter I had a proposed rent raised from $2800 to $3500 (with no upgrades/changes to the unit or building), a 25% increase, which I definitely could not afford at the time, and forced me to spend a bunch of money moving.

You should just get started; don't get into analysis paralysis trying to find the perfect strategy.The only downside here is that you will be doing a lot of moving, so make sure the family is on board, or else after the second move, you may be spending all your profits on a marriage counselor... just kidding.
